An Inspection generally takes 4-6 hours, and covers nine main area's; Exterior, Structure, Roofing, Attic/Loft, Electrical, Plumbing, Heating Systems, Interior and Insulation. All inspections are done in accordance with BCIPI (British Columbia Institute of Property Inspectors) code of  Standards and Practice.

These main elements are broken down further in the report, and the finding stated as clearly as possible. During the walk through at the end of the inspection, you will be given a verbal analysis of any major points of concern. This is great time to ask questions, and get as much technical information as you can to help you make an informed choice about the property in question. 

You will receive a completed written report with full color digital imaging before 12:00 noon on the day following the inspection. This report is your property and will not be shared with the home owner, Realtor or any other party. 

There are a number of technical aspects to a home, most never even come onto our radar when we're "house shopping". You will probably need someone who can do that for you, and cut out the hi-tech psychobabble.... A report, no matter how thorough, is no good to you if you can't understand it.

I want you to walk away from your inspection having a clearer understanding of the condition of the property, feeling that all your questions have been addressed and knowing that your money was well spent.

At the time of the inspection walk through there is a lot of information coming all at once, having the report the next day enables that knowledge to be processed more effectively, giving time for  the "...oh I forgot to ask.." questions to come into focus, and that's why my cell number is on the front of every report!!
